MORTGAGE FORECLOSURE SALE

Default having been made in the payment of the indebtedness secured by that certain mortgage executed on April 13, 2005 by Curtis Wayne Taylor and Margie Darlene Taylor, Husband and Wife, originally in favor of Mortgage Electronic Registration Systems, Inc. as nominee for The Mortgage Outlet, Inc., and recorded in Mortgage Book 2005 at Page 20968 on April 20, 2005, in the Office of the Judge of Probate of Saint Clair County, Alabama, and secured indebtedness having been transferred or assigned to U.S. Bank National Association, as Trustee for SASCO Mortgage Loan Trust 2005-WF3 as reflected by instrument recorded in Mortgage Book 2011, Page 26789 of the same Office. Shapiro and Ingle, L.L.P., as counsel for Mortgagee or Transferee and under and by virtue of power of sale contained in the said mortgage will, on February 7, 2017, sell at public outcry to the highest bidder in front of the main entrance of the Saint Clair County, Alabama, Courthouse in the City of Pell City, during the legal hours of sale, the following real estate situated in Saint Clair County, Alabama, to wit:

Begin at the NE corner of the SE 1/4 of the NW 1/4 Section 36, Township 16 South, Range 1 East and run South along the East line thereof for 1,306.15 feet; thence 129 degrees 57 minutes 09 seconds right and run Northwesterly for 1,086.73 feet; thence 77 degrees 28 minutes 22 seconds right and run northeasterly for 261.34 feet; thence 96 degrees 03 minutes 08 seconds left and run northwesterly for 613.09 feet to the west line of said 1/4 1/4 Section; thence 71 degrees 26 minutes 45 seconds right and run north along said west line for 232.09 feet to the NW corner of said 1/4 1/4 Section; thence 90 degrees 38 minutes 27 seconds right and run east along the north line thereof for 1,321.6 feet to the point of beginning. Lying and being situated in St. Clair County, Alabama (Pell City Division) 
ALSO: A right-of-way 25 feet wide described more particularly as follows: From the southernmost corner of that lot described in Volume 150, Page 227 in the Probate Office of St. Clair County, as the point of beginning, run South 27 degrees 30 minutes West along the southeasterly side of an old public road (abandoned), a distance of 550 feet more or less to a paved public road, thence turn right 90 degrees a distance of 25 feet, thence run North 27 degrees 30minutes East along the Northwesterly side of said abandoned public road a distance of 550 feet more or less to the southwesterly line of that lot described in Volume 150, Page 227, thence run South 69 degrees 02 minutes East along said lot line to the point of beginning. This being that same property described in Volume 163, Page 219 and includes that parcel described in Volume 150, Page 227 as recorded in the Probate Office of St, Clair County, Alabama.
